Property risk screening for property lenders in BC

A property file needs more than a regional label. EarthShed helps property lenders in BC understand wildfire and flood exposure around the assessed location, with findings they can discuss with a colleague and follow up on.

Confirm the property being assessed

Start with the address, parcel identity and assessed point. Those details connect the finding to the collateral being reviewed. A location match matters because a nearby point can have a different relationship to drainage or surrounding fuels.

The public Property Lab demonstrates this with one verified parcel. It shows the assessed location together with separate flood and wildfire findings, making the relationship between the property and its landscape visible.

Give flood and wildfire their own place in the file

Flood screening considers terrain, drainage and available mapped evidence. Wildfire screening considers landscape susceptibility and surrounding fuels. Keeping them separate preserves the reason a property may warrant attention.

Use the explanation and supporting measurements to prioritize a closer assessment or identify a question for the next reviewer. A flood score and a wildfire ranking are different measures, so averaging them would lose that context.

Build a repeatable review

Keep the assessed location, assessment date, findings and relevant evidence together. Compare like-for-like readings and note where source coverage differs. This makes it easier to explain why one file was selected for follow-up.

EarthShed supports evidence gathering and triage. It does not make the lending decision, value the collateral, establish regulatory compliance or estimate expected loss. General address, portfolio and system access are available by discussion through the early-access programme.

Common questions

Where would I use this in a lending workflow?

The findings can support evidence gathering during origination, renewal or portfolio review. Your institution determines how the screening fits its policies and when a site-specific assessment is needed.

Is there one combined property risk grade?

No. Flood and wildfire findings remain separate so the reviewer can understand each hazard and its evidence. The public preview shows how those distinct findings read together.
