What the property screening brings together

The assessment considers the land around the assessed point: its height above nearby drainage, distance to a mapped waterway and the shape of the surrounding terrain. Available mapped flood evidence adds context to that landscape reading.

The flood screening score describes susceptibility on the returned model scale. Read it alongside its explanation and measurements. A number such as 90 out of 100 does not mean a 90% chance of flooding.

How it helps with a property file

A lender or insurance team can use the screening to identify the files that deserve a more detailed look. A point close to a waterway and low relative to drainage gives the reviewer a concrete reason to check local flood mapping and the information already held for the property.

The useful output is a finding you can explain: which location was assessed, what the landscape shows and what supports that reading. Keep the assessment date and location with the result when comparing properties.

Where a local assessment adds detail

A terrain-based screening does not establish a legal floodplain designation, the depth of a future flood, or how a specific building would perform. Local flood maps, surveyed elevations, drainage infrastructure and an appropriate site assessment answer different questions.

Coverage can vary between sources. When a particular source is unavailable, the remaining measurements can still be useful, but the absence of a record does not establish low exposure.

Common questions

Can I see an example before requesting access?

Yes. The public Property Lab shows a limited flood and wildfire assessment for one verified parcel in Pitt Meadows. It is a fixed example; general property lookup is part of the early-access product.

Does the score tell me whether a property will flood?

No. It is a screening signal about landscape susceptibility and available evidence. It is not an annual flood probability, a flood-depth estimate or an insurance coverage decision.
